By placing a booking with us you and your booking party agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking. To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to stay in your room.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.
Whilst the web site is intended to give a fair representation of the facilities available, there may be occasions when certain facilities are out of use. Although every effort will be made to try and ensure that this does not happen, where it is unavoidable, then no liability shall attach to the hotel by reason thereof. If you require further information about any particular facilities or their availability please write well in advance of your stay so that your queries can be dealt with. The hotel cannot accept responsibility for anything said to you by our staff outside the information given in web site unless it is confirmed in writing.
We offer a full range of packages and pricing, as detailed below. Our packages and pricing will fluctuate depending on availability and demand at any given time. All prices are subject to change without notice and are subject to availability and are only inclusive of any meals, service or VAT (at the current prevailing rate) if specified in writing. Your price is guaranteed once you have been given a confirmation number.
All prices will be shown on our Website, and quoted by our staff in Pounds Sterling. Any payment collected online will be in Pounds Sterling.
To provide you with best available price on any given day of the year, we operate a sophisticated price management system, which enables us to guarantee you the best quote for the period of your stay at the time of your enquiry. Our Best Available Rates allow you to alter or cancel your booking up until 3pm on the day before arrival without charge. Cancellations made after 3pm on the day before arrival will be charged for the first night’s stay.
Some rates will require a promotion code. Separate terms and conditions may apply which will take precedence over these Terms.
For the avoidance of doubt, your price does not include any incidental charges which you may incur during your stay such as parking, minibar and room service. Such charges will be payable by you on your departure and, in the event that you fail to pay any such incidental charges, you irrevocably authorise us to debit your credit or debit card the amount of any shortfall.
Certain dates may be subject to a minimum length of stay. All rates are subject to availability.
Anyone under the age of 18 staying at the Hotel must be accompanied by an adult and must be supervised by an adult at all times. Children under the age of three can stay free at the hotel, when sharing a room with paying adults. For Children from the ages of 3 to 12 years charges will apply. Availability of suitable rooms is limited and portable beds may need to be used where such accommodation is sought. The hotel will determine whether a room is suitable for the purpose of this offer. Children staying in their own room will be charged 100% of the full adult rate paid by the accompanying adults. Subject to availability, the hotel can provide camp beds for children aged 12 and under at an additional cost of £10 per stay or a sofa bed for children aged 12 and under at an additional cost of £10 per night. Cots are also available (subject to availability) for children aged 2 and under. These are free of charge. We would advise reserving any additional beds or cots when making your booking.
All our hotels are historic buildings which means that we cannot offer full accessibility due to building regulations. The hotels may offer modified facilities for guests with impaired mobility. Guests with impaired mobility or other particular requirements should check with the hotel in advance that their requirements can be met. Please call the hotel direct for details.
Dogs and some other pets are permitted in the Washington Guesthouse and the Clifton, Rodney and Berkeley Square hotels for a fee of £10 per night. Blankets, dog bowls and some information on where to exercise your pet are available. Please contact the hotel directly.

For a comfortable stay for you and your pet, a maximum of 2 pets is allowed per room. Pets must not be left unattended in your room at any time.
Pet must be kept on a leash when in the hotel or on hotel property unless in the guest’s room. This includes external areas such as the car park.
Guests are responsible for all property damage (including and not limited to accommodation rooms) and/or personal injuries resulting from their pet. This includes soft furnishings. The hotel reserves the right to charge the guest’s account commensurate to the cost of any damages.
Guests are responsible for cleaning up after the pet on hotel grounds and properly disposing of the waste in the outside bins or as otherwise designated.
Any disturbances such as barking must be curtailed to ensure other guests are not inconvenienced.
Please note, according to UK Law, all dogs must wear a collar and ID tag when out in public, which must detail their owner's name and address, including postcode. All dogs in the hotel must wear a collar and ID tag when on hotel property.
There is no free car parking at any hotel. For further information on parking availability and procedures, please check with the hotel. Cars and their contents are left at the owner’s own risk and we do not accept responsibility for loss or damage (save as may not be excluded or restricted by applicable law).
At all of our hotels, parking is available on a first-come, first-served basis. The Berkeley Square and Clifton Hotel and Washington Guesthouse have their own private car parks which are charged at different fees.
For the Rodney Hotel, limited parking is available outside the hotel (at a fee). Since the introduction of parking restrictions to the Clifton area, to park on the local roads you will need to rent a parking permit from the hotel also charged at £9 from check-in time to check-out time. Free parking is available on Sundays and Bank holidays only.

Guests are requested to conduct themselves appropriately at all times and to comply with Company procedures and/or requests with regard to conduct and respect for the property of the Hotel, its employees and guests and their health and safety. Guests are requested not to disrupt the comfort and enjoyment of other guests, the smooth running of the Hotel, or cause offence to other guests or our members of staff. We reserve the right to refuse accommodation or services or remove you and members of your party from the Hotel if, in our reasonable opinion, we consider this provision to have been breached.
We reserve the right and you hereby authorise us to charge your credit or debit card for any damage incurred to your room or the Hotel during your stay (including without limitation specialist cleaning) or for any items that are missing or damaged when you leave. Details of the damage and a breakdown of the corresponding charges can be provided.
Guests are not permitted to smoke in rooms or public areas at the Hotel. Smoking in our premises outside of the designated smoking areas will result in a £100 fine.
Hotel rooms are available from 3pm on the day of arrival. Rooms must be vacated by 11am on the day of departure, unless otherwise sanctioned at the discretion of the Hotel manager. These times may be varied from time to time at the Company’s discretion. In the interests of security and to prevent fraud, at the time of check-in, guests are required to confirm their identity by providing their booking reference, a swipe of a credit card and their passport/identity card/driving licence.
Early or late check-out isn’t always available. Please contact the hotel directly in advance and we will be able to advise. For left luggage, the hotels try their best to accommodate guests’ luggage but this service can’t always be guaranteed. You leave your luggage at your own risk.
Rates which include breakfast offer a full traditional or continental breakfast with tea or coffee, unless stated otherwise. There is no refund for meals which are not taken by guests if the meal is added on in advance.

When you make your booking you will be asked to guarantee your booking with a valid debit/credit card if booked on Best Available Rate, or to prepay if booked on our Advance Purchase Rates, or Promotional Rates.
A booking of five rooms or more is classified as a Group Booking and is subject to a stricter cancellation policy than our Best Available and Advance Purchase rates. This cancellation policy also applies to bookings made online.

We require payment on arrival. Prior to your departure from the hotel you will be required to settle your bill for any incidentals
On arrival you will be asked to produce a valid credit card for the Hotel to take pre-authorisation for the full amount of your stay, plus fifty pounds per night for incidentals. The unused funds are released after checkout.
All bookings (excluding non-refundable rates) may be cancelled up until 24 hours prior to arrival without charge (before 3pm on the day before arrival), after which a charge for the first night’s accommodation shall be payable. Promotional rates may only be cancelled in accordance with the specific terms applying to that rate which will be advised at the time of Booking.
A cancellation number must be obtained to ensure that minimum charges are levied.
Whilst every effort is made to fulfil any particular requests which you may make in relation to your stay with us, please note that these requests do not form part of the Contract and we cannot guarantee that we will be able to meet any particular requests. Your Booking is for a class of room in the Hotel and does not guarantee that you will be able to stay in a specific room or in the same room for the duration of your stay. In the event of the hotel becoming overbooked or if we need to move you to a different room or into one of our partner hotels during your Booking for which a lower rate is available than the rate you booked at, we will refund you the difference in the rates.
Guests who need to cancel a booking should contact us as soon as possible.
The Company accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.
The Company will not be responsible for the loss or damage of any property left in the hotels other than as required under the Hotel Proprietor’s Act 1956 or any other applicable law.
The Company will not be liable for any indirect, consequential or pure economic loss or any loss of profit, goodwill or opportunity (whether caused by the negligence of the Company, its employees, contractor or agents or otherwise). The Company’s total liability shall not exceed the value of the charges received by it under the Contract.
Nothing contained in the Contract or in any other document referred to or incorporated in it shall be read or construed as excluding any liability for death or personal injury caused by the Company’s negligence or liability for fraud or fraudulent misrepresentation.
The Contract and any non-contractual obligations arising in connection with it are governed by English law.
The English courts have exclusive jurisdiction to determine any dispute arising in connection with the Contract, including disputes relating to any non-contractual obligations.
Each party irrevocably waives any objection which it may now or later have to proceedings being brought in the English courts (on the grounds that the English courts are not a convenient forum or otherwise).
While all reasonable efforts have been taken to ensure the accuracy of information on the Websites, the Company does not accept responsibility for errors or omissions and reserve the right to amend, cancel or vary any of the arrangements featured on the Websites without notice. Please note that in certain circumstances, generic photographic images have been used to represent the general style of a particular product or hotel.
The content of the Websites is the copyright of the Company, and may not be copied, reproduced, published, distributed or amended for any other purpose without our prior written consent.
Trademarks used on the Websites are the property of the respective owners. Hyperlinks to third party websites are provided for your convenience. We cannot accept responsibility for the content or use of third party sites.

If you have booked through a third party travel agent please refer to the agents specific cancellations terms. We do not pay commission on reservations to third parties without a prior formal agreement.
You may find that there is necessary maintenance, development or refurbishment work taking place during your visit. We will do our best to keep any noise and inconvenience to a minimum. Please help us to make your stay a happy one: if something goes wrong during your stay please let us know before you leave so that we can try to put it right. We cannot be held responsible for the failure of public services eg gas, water, electricity etc, or for any disturbance which is beyond our control.
We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached. We may also cancel your reservation if an event outside of our control (including industrial action, explosion, fire, flooding, and failure of power and/or water supplies or emergency evacuation) means that we are unable to make your room available to you. In this case we will contact you to let you know as soon as possible. As set out above, we will not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations that is caused by an event outside of our control. This does not affect your statutory rights.
